Pricing & Payment

Our base prices include the complete modular home with standard finishes, transport to mainland Greece, and professional installation. This covers the structure, insulation, windows, doors, electrical systems, plumbing, HVAC, kitchen, and bathroom fixtures. Additional costs may apply for island delivery, site preparation, foundation work, and optional upgrades.

Yes, we work with several Greek banks that offer specialized loans for modular homes. We can connect you with our financing partners who understand the modular housing market. Typically, you'll need a 20-30% down payment with the remaining balance financed over 10-25 years.

Our standard payment schedule is: 30% deposit upon order confirmation, 40% when production begins, and 30% upon delivery and installation completion. Custom payment arrangements can be discussed for larger projects.

Delivery & Installation

Production time is typically 6-8 weeks once your order is confirmed. Delivery to mainland Greece takes 5-7 days, while island locations require 7-14 days depending on the destination. Total time from order to move-in is typically 8-12 weeks for the Novara 52 and 10-12 weeks for the Novara 104.

Our modular homes are transported in prefabricated sections via specialized flatbed trucks. For island destinations, we use commercial ferry services with specialized handling. The modular design ensures safe transport while maintaining structural integrity.

You'll need a level foundation, typically concrete pads or a slab foundation. We provide detailed foundation specifications based on your site conditions. Connection points for water, electricity, and sewage should be in place before delivery. We can recommend local contractors for site preparation.

On-site installation typically takes 2-5 days depending on the model and site conditions. This includes positioning the modules, connecting them, and completing utility hookups. After installation, you'll need 1-2 additional days for final inspections and handover.

Permits & Regulations

Yes, like traditional construction, modular homes in Greece require building permits. The good news is that our homes are pre-certified and meet all Greek building codes, which can simplify the permit process. We provide all necessary documentation and can recommend local architects who specialize in permit applications.

Absolutely. Our modular homes are fully compliant with Greek building regulations and EU construction standards. They are classified as permanent structures, not temporary or mobile homes, and are eligible for the same financing and insurance as traditional buildings.

Land use regulations vary by location. Some agricultural land can accommodate residential construction, while other plots have restrictions. We recommend consulting with a local town planner or attorney before purchasing land to ensure it's suitable for your intended use.

Customization & Options

Quality & Warranty

We provide a comprehensive 10-year structural warranty covering the main structure and weatherproofing. Appliances and systems are covered under their respective manufacturer warranties, typically 2-5 years. Extended warranty packages are available for additional peace of mind.

All Novara homes achieve an A+ energy rating. This is achieved through high-performance insulation, double-glazed windows, efficient HVAC systems, and optional solar integration. Many of our clients report significantly lower energy bills compared to traditional Greek construction.

Our modular homes are built to the same standards as traditional construction, often exceeding them due to factory quality control. The steel frame and premium materials are designed to withstand Greek weather conditions, including seismic requirements. With proper maintenance, a Novara home will last generations.
